How to buy a house in San Miguel de Allende as a foreigner

The process has five steps, and almost all of them go through a notary. Here it is from start to finish.

Start with an advisor
  1. Set your zone and budget

We start with how you want to live and how much you plan to invest. From that we build a short list from the MLS instead of sending you a hundred listings.

  2. Visit and compare

We group visits by zone so you can compare in a few days. We tell you what to check at each property: slopes, noise, parking, water, and upkeep.

  3. Offer and deposit

The offer goes in writing. Once the owner accepts, a promise-to-sell contract fixes the price, the deadlines, and the reservation deposit.

  4. Legal review

Before you pay the balance, we check the title, confirm there are no liens, and confirm property tax and water are up to date. It is the step that protects a buyer the most.

  5. Deed and registry

The deed is signed before a notary, the acquisition tax and closing costs are paid, and the sale is recorded at the Public Property Registry.

Yes. San Miguel is inland, outside the restricted zone (50 km from the coast and 100 km from the border), so, in general terms, you can buy in your own name without a bank trust. The sale is signed before a notary, who also handles the notices the law requires for foreign buyers. This is general information: your notary confirms it case by case.

Acquisition tax, notary fees, registry fees, and an appraisal. A separate lawyer or a loan adds to that. The exact amount depends on the property price and is calculated with the notary before you sign.

There is no fixed timeline. It moves fast when the property's paperwork is in order and payment is ready, and it slows down when something needs to be regularized. That is why we check title, property tax, and water from day one.

It depends on what the owner published. Every listing shows its currency, and many MLS properties are advertised in dollars.

It depends on your routine. In Centro you walk everywhere, but there is more noise and little parking. Gated communities give you more space and quiet, and you will need a car. Tell us what a normal day looks like and we will suggest two or three zones to visit.
